A new trend along the Turkish Mediterranean coast, waterfront villas in Kalkan, Kas and Sovalye Island in the Gulf of Fethiye, is fast emerging as the choice of the seasoned sailor discovering the sheltered waters of this lovely stretch of the Mediterranean.

As Turkey's yachting tourism experiences a major spike, thanks to its improving marine infrastructure supported by favourable tax system on foreign registered boats and its stunning coastline not yet over-crowded by too many happy boaters, holiday villas along this beautiful coastline are attracting their fair share of regular guests.  Despite Turkish coastal planning laws, which do not regularly allow construction directly at the seafront, smart developers may have just found a loophole in existing regulations, that is classifying land and buildings as 'commercial' as opposed to 'residential' dwellings.  Although this is not an ultimate solution for frontline villas to be constructed, so far it appears a good number of them have been built in Kalkan, Kas and Sovalye Island utilizing the opportunity presented by local planning laws.  Unfortunately, or fortunately as the case may be for existing owners of such waterfront villas in Turkey, new laws will attempt to close this loophole.  Does this mean no further frontline constructions?  Well, possibly not, however, so much more difficult to obtain planning permits for sure.

What are then the implications for owners of waterfront villas in Sovalye Island, Kalkan, Kas and similar resorts?  Cherish it for you certainly have a rare asset that will only grow in value and rightfully demand premium rental values.  Waterfront villas in Sovalye Island to rent and frontline villas in Kalkan to rent currently demand a well deserved premium on rentals.  It seems these premiums will only increase as more and more water babies go in search of frontline luxury holiday villas in Turkey 's coastline.  What's more is that a good number of these seafront villas in Kas to rent , those in Sovalye Island and Kalkan also have shared or private moorings, ideal opportunity for incoming sailors to moor their boats and combine their yacht holidays with luxury villa holidays in Turkey.

A four bedroom frontline villa in Sovalye Island, Kalkan or Kas can fetch up to £5,000 per week in the high season.  Yes, you have not misread, neither is it a typo.  Private beach access and mooring certainly is available in Sovalye Island, Kalkan and Kas, albeit not without a suitably luxurious price tag!
